If you cause damage to your room, you are obliged to report this damage to Cobane. The costs for the repairs can be deducted from your deposit. It is important to handle your room correctly to avoid extra costs.

Most rooms and studios are intended for one person. A guest may occasionally stay overnight, but this should remain the exception and not become the rule.

At Cobane, you will sign a 12-month rental contract as standard. If you go on Erasmus, you can find your own tenant to take over your room during your absence. For all details, such as arrangements and costs, contact Cobane. We will be happy to help you.

We pay a lot of attention to insulation between rooms and studios to reduce noise pollution. However, as our buildings are often older properties, it is possible that sounds may sometimes penetrate. It is therefore the responsibility of all residents to be considerate of each other and respect the quietness of the building.

We do not recommend bringing your own fridge. If you do, you will pay an extra fee of €20 per month for electricity. This also applies to other electrical appliances such as air conditioning/heating. It is important that you inform us if you want to add extra appliances so that we can make the necessary arrangements.

In some residences, rooms come with basic furniture, such as a bed, desk and wardrobe. Other residences offer the rooms unfurnished, so you can furnish them as you wish. Check the specific facilities of the residence you are interested in before making a decision.

Students are responsible for maintaining their own room. Failure to maintain the room properly may result in part of the deposit being withheld. Common areas are cleaned weekly by Cobane.

All contracts have a standard term of 12 months, and this cannot be deviated from.

Every tenant gets equal opportunities. Tenants who already rent a room at Cobane are given priority when choosing a new room. However, we cannot reserve a room without a signed contract and the payment of 2 months’ deposit. The reservation is final only once both conditions are met.

The deposit is two months’ rent. The deposit should always be paid into the account of the manager, Cobane. There is no choice as to which authority the deposit is paid to.

All residences have their own bicycle storage, covered or uncovered. We strongly recommend always locking your bike for extra security.

The rent includes monthly charges for electricity, gas, water, waste disposal and internet. So you don’t have to worry about additional costs and can enjoy your stay worry-free.
